Our mission is to offer our customers affordable solutions, and we offer two economy roof
packages that are code compliant and approved and can save hundreds if not thousands of dollars
on a new re-roof.
The first option is called a lay-over or nail-over and involves the application of a second
layer on top of the existing roof. This is allowed under the building codes (International
Residential Code /IRC and International Building Code/IBC) and saves labor and dump
costs to tear-off and dispose of the old roof system. We do a through survey of the existing
roof to see that it is a good candidate for this system.
No, this type of roof replacement is approved by the building code authorities, because a modern frame house can easily support the weight of the second layer.
The second option is a basic tear-off reroof that involves re using some of the accessories
and flashings that are in overall good condition.
Modern galvanized metal flashings have a rated life of 70 to 80 years and can be reused if
they have a few small dents but are otherwise sound and performing their functions
effectively.
Items such as chimney flashings, drip edge and any other galvanized metal can be savedwithout compromising the overall roof and can saved hundreds if not thousands of dollars.
We would carefully inspect these items and if there was any question replace them as
needed.
