In a tough economy some of our customers are just looking for the lowest cost option on a decent
roof that will keep them protected for decades.
Or they have a rental and while wanting to protect their investment they do not wish to break the
bank and simply want to keep the property and their tenants dry at minimal cost.
Or they are selling the property and must roof it as part of the sale and wish to hold down cost while
giving the buyer a decent new roof.
Some of our property owners are being required by their insurance companies to put on a
new roof as a condition of renewing the policy and at the same time the insurance is not paying a
claim on the roof, or high deductibles and low coverage means the insurance is effectively paying
nothing.
As Owner I have been roofing in Central Texas for over 40 years through booms and busts in
Housing and the “Great Recession” and have an excellent reputation.
Our mission is to offer our customers affordable solutions, and we offer two economy roof
packages that are code compliant and approved and can save hundreds if not thousands of dollars
on a new re-roof.
The first option is called a lay-over or nail-over and involves the application of a second
layer on top of the existing roof. This is allowed under the building codes (International
Residential Code /IRC and International Building Code/IBC) and saves labor and dump
costs to tear-off and dispose of the old roof system. We do a through survey of the existing
roof to see that it is a good candidate for this system.
No, this type of roof replacement is approved by the building code authorities, because a modern frame house can easily support the weight of the second layer. In fact standard framing is the same in the Central Texas area as in more Northern parts of the country, and designed to handle “snow loads”, something that does not occur here.
Our lay-over or nail-over is thoroughly prepped by tearing off all ridge and hip shingles, and cutting out flashing(s) so they are reworked into the second layer naturally. We also trim the bottom row. Often the only way even and experienced roofer knows it is a lay-over is it actually feels stronger when walked on.
The second option is a basic tear-off reroof that involves re using some of the accessories
and flashings that are in overall good condition.
Modern galvanized metal flashings have a rated life of 70 to 80 years (in non-industrial and non-costal areas) and can be reused if
they have a few small dents but are otherwise sound and performing their functions
effectively.
Items such as chimney flashing(s), drip edge and any other galvanized metal can be saved without compromising the overall roof and can saved hundreds if not thousands of dollars.
We would carefully inspect these items and if there was any question replace them as
needed.
This is similar to how you will sometimes see a car with noticeable hail dents being driven around… the damage is cosmetic and does not affect driveability…similarly a roof vent or flashing will perform fine with a small dent in it and can save a lot of money on the job without sacrificing performance.
